Before I became the guy people turn to for flipping vacant land, I was just like many of you — trying to figure out how to break free from the daily grind. I wanted to control my time and my financial future. I didn’t want to be stuck in a 9-to-5 "cubic-hell" forever. I wanted to spend more time with my family and live life on my own terms.
I knew real estate was the way to go, but the path wasn’t clear. I tried different strategies—wholesaling, lease options, subject-to's, short sales, rehabbing, and even owning rental properties (the BRRRR strategy). Each one had its benefits, but they also came with huge challenges.
Wholesaling meant constantly hustling & felt like plowing thru concrete because of all the competition. Rehabbing was risky and felt like adult day care trying to manage all the contractors - often costing way more than expected. Finding good rental properties & creative financing deals - yeah right - with all the competition and high interest rates... good luck with that. And managing rentals & tenants felt like another soul sucking full-time job.
I was determined to make real estate work for me, but none of these options were giving me the freedom or money I was looking for.
When I discovered the idea of flipping vacant land, everything changed. Most real estate investors ignored it, but to me, it was like finding hidden treasure.
The model was simple — send a cheap ugly postcard to people who don't care about their land, which sends them to a short voicemail (so I don't have to talk to them), then send them a low-ball offer, only talk to them after they get my offer, buy land cheap (at 35-40 cents on the dollar), sell it for a profit (to a ton of active buyers looking for land)...
... all without using any of my own money... (seriously... that is how we really do it!)
No tenants, no rehabbing, no competition, no talking to sellers... just pure profit.
This was exactly what I had been searching for: a strategy that was easy to understand, scalable, and didn’t require me to work all the time... and it was something I could do with my kids.
As I dug deeper into land flipping, I realized how profitable it could be. And since there was virtually no competition, I could scale this business to the moon.
The best part? The barriers to entry were so low. You don't need a lot of money to get started (if any), and I didn't have to talk to sellers (my favorite part).
I knew I had found my niche, and I jumped in with both feet. And I started doing deals with my two teenage boys.
Let me share a specific example from my first land deal - a cheap recreational lot, about 30 minutes outside a small town, in an area where a lot of people like to go camping. I bought this 1 acre lot for just $3,750. The seller just didn't care about the property anymore. They hadn't been there in years & they were tired of paying the taxes.
It wasn’t in a "prime location" (as in what most people think as "prime"), but I knew I could sell it quickly to locals who were looking for a place to go camping & get off the grid. After doing a little research, I listed it on Facebook Marketplace for $12,950.
Within a few weeks, I had a cash buyer who loved the property and paid me cash - on the spot.
That $9,250 gross profit might not seem like much (when compared to rehabbing a house), but for me, it was proof that this could work.
It was simple and straightforward. I never went to go see the property. And I didn’t have to deal with the headaches of rehabbing a property or managing tenants.
All I did was send the seller a postcard, which sent them to a voicemail, sent them an offer at 35 cents on the dollar, talked to them after they accepted my offer, advertised the property on FB Marketplace, and sold it a few weeks later for a $9,250 profit.
Now am I promising that this will happen to you? Of course not... I put in the work, I made a lot of offers, etc... (Actually, my boys put in all the work and made all the offers... I will talk about that in the Challenge.)
I started to see that this wasn’t just a way to make some extra cash—it was a path to real financial freedom.

My journey doesn’t stop with my own success in doing land deals. As I got better at land flipping and started seeing consistent results, I felt a growing desire to share what I had learned.
